What's Going Into the Old Home Depot on Blossom Hill Road, and the Rest of the Block Across From Oakridge

The block of Blossom Hill Road across from Westfield Oakridge used to be where you went to run out of something. You could pick up lumber and paint at the Home Depot at 920, pool chlorine at Leslie's, or a replacement mitt at Big 5. Each store fixed a small problem, and you were back in the car within twenty minutes.

Every plan filed for this block in 2026 points the other way. The businesses moving in are built around staying longer: climbing, swinging a golf club, trying on boots, or spending an afternoon choosing a car. Walk the block from west to east by address and the change is clear.

The building that has sat dark since April 2022

The biggest building on the block has been the hardest to ignore. A fire heavily damaged the Home Depot at 920 Blossom Hill Road in April 2022, and investigators ruled it arson, as the Mercury News reported. The City of San José put out a release about the fire on April 10, 2022. When this post goes up, that is four and a half years in which the largest footprint across from the mall has brought no one in.

A building that size sitting empty sets the tone for everything around it. The building covers roughly 99,000 square feet, according to the filing the Mercury News reviewed. Not many tenants can fill that much space, so who takes it decides what the rest of the block becomes.

Dick's is moving a few doors down to get two and a half times the room

The tenant lined up for 920 already does business on Blossom Hill Road. According to the Mercury News report from July 28, 2026, Dick's Sporting Goods filed papers with the San José Planning Department to move from its store at 680 Blossom Hill Road into the former Home Depot. The current store covers about 40,000 square feet. The old Home Depot covers about 99,000.

The extra space goes to things you do in the store, not just more shelves. The Mercury News reported that a store that size falls in the range of Dick's large-format House of Sport. Dick's says those stores are "100,000-square-foot-plus" and offer "in-store experiences." It lists features such as "a climbing wall, multiple golf bays with TrackMan simulators, and multisport cages that can be used for baseball, softball, lacrosse and soccer." Some locations also have an attached field that can be used for open play, clinics or league space, or as an ice rink in winter. Those are the company's descriptions of the format in general. They are not a list of what the San José store will include.

Dick's chief executive Lauren Hobart described the format to analysts in March 2023, in remarks the Mercury News quoted:

"It is an experience that fosters deep community involvement that goes well beyond traditional retail."

City files describe a full makeover inside the existing shell. Interior walls, lights and doors would come out. Outside, the canopy would be removed, and there would be new light fixtures, paint, cladding and landscaping. The mechanical, plumbing, electrical, fire protection and fire alarm systems would all be upgraded. The building would not get any larger.

The company is already hiring for it. On October 23, 2026, the Dick's careers site posted an opening for an "Executive Store Director - House of Sport" at 920 Blossom Hill Rd. The store at 680 Blossom Hill Road in Sunrise Plaza is still running as usual, and a golf specialist opening there was posted on October 30. For now, the Sunrise Plaza store is where to go for a mitt or a sleeve of golf balls.

Boot Barn took the old veterinary hospital next door

The next building east was filled more quietly. The Silicon Valley Business Journal reported in July 2026 that Boot Barn, which is based in Irvine, was taking over a former veterinary hospital site near Oakridge for a store of more than 18,000 square feet. Boot Barn's own store page lists the location at 932 Blossom Hill Road, with store hours and in-store pickup for top sellers.

A western-wear and work-boot store is the kind of place you visit on purpose. People go to try on a pair of boots, not to grab something on the way to somewhere else. With Boot Barn next to the planned House of Sport, two neighboring buildings would hold businesses that people drive to as the point of the trip.

The Winfield corner would sell cars where it once sold pool supplies

The largest proposal sits at the southeast corner of Blossom Hill Road and Winfield Boulevard. According to plans on file at City Hall that the Mercury News reported on October 28, 2026, a vehicle sales and service complex and a gas station are proposed for 942 through 968 Blossom Hill Road. The dealership would total 175,400 square feet.

That is a real change from how the site has been used. The proposal says the existing retail building would be demolished, and the Mercury News reported that it was not clear whether the current gas station would stay, be renovated or be replaced. Over the years, the retail building held Big 5 Sporting Goods, Mattress Nation and Leslie's Pool Supplies. Two of those three were stores you visit every few weeks.

A dealership turns that around. Most households shop for a car only once every several years. The service side would bring regular visits, but those are scheduled appointments, not quick stops. The size makes the same point. At 175,400 square feet, the proposed complex would be close to twice the size of the 99,000-square-foot former Home Depot next door.

For now this is a proposal on file with the city. Its review and any public hearings would come before anything is demolished.

The two neighbors staying put

The new plans leave two familiar businesses in place, and they show the block already had destination businesses before 2026.

Santa Clara County real estate files list Perusina Winfield Family LP as the owner of three parcels: the retail center, the gas station and the Olive Garden building beside them. City planning documents show the Olive Garden site is not included in the development proposal. So the same owner that filed to replace the retail building is keeping the restaurant on the next parcel as it is.

Farther east, at 976 Blossom Hill Road, Emerald Hills Golfland still has its San José page up, with hours of 10 a.m. to 10 p.m., attraction information and party booking. Golfland has always been the kind of business the new tenants resemble. Families don't stop by for a few minutes. They plan a birthday party or a weekend afternoon around it. If House of Sport opens with golf bays and batting cages a few doors west, the block will have two places to spend an afternoon instead of one.

A reason to be on the block this November

Across the street, the mall has its own November calendar. Macy's at Westfield Oakridge, at 5411 Thornwood Drive, lists two holiday events after this post goes up:

  • November 14: a LEGO build-and-take-home event. No purchase is required, and quantities are limited.
  • November 27 and 28, 10 a.m. to 9 p.m.: a limited-edition parade tote with an in-store purchase of $100.

If you're there for the LEGO build, it's worth a look across Blossom Hill Road. Boot Barn is open at 932. Dick's still has its staffed store in Sunrise Plaza. The former Home Depot at 920 is the building the House of Sport filing is about. The next big decision for the block is whether the city approves the dealership plan at the Winfield corner.

Changes like a new anchor tenant or a large proposal at a busy intersection change how a block works day to day, and buyers and sellers in Blossom Valley ask about them.
